Day 108 - Closing the Deal

We spent most of yesterday talking about how we were going to handle the two offers we had on the Sacramento house. We had countered one offer, which was a low price but all cash with a quick close, while we had another offer that was a higher purchase price, but wanted to pay off the lien on the energy improvements, which ended up with a lower net price than the cash offer. The offer that we had countered - that buyer was starting to have some doubts - was looking like they might not even respond to the counter. We were going to go ahead and counter the second offer, when a third offer came in.
The third offer was for a better purchase price, and the buyers pre-approval looks solid. We quickly accepted the last offer, and had to give the bad news to the other buyers.
So we are back under contract on the house, and our fingers are crossed that this one is "the one." The buyers are really excited, a young couple that wants to start their family here. That makes us feel good, because that's what we want for the next owners of this house. The next step is the inspection and appraisal. We hope everything else goes smoothly.
Sometimes it can be agonizing trying to make a deal happen, especially when there are multiple options (we had a total of 6 offers on this house, for example). Knowing which option to take, and getting to the handshake, takes a lot of energy and stamina. Thankfully, I had some great training from SparkPeople, through the articles and workouts, so I had the stamina to get through the process.
